A well-maintained commercial HVAC system typically lasts 15–20 years. RTUs can sometimes last longer with excellent preventive care, but components degrade over time. An RTU is a single unit containing all components, mounted on the roof or beside the building. A split system has the compressor/condenser outside and an evaporator/blower unit inside.
